A Grade II listed city centre Georgian building, parts of which date back to 1689, Three Abbey Green (including the Jane Austen Wing next door) is a Four Star Gold Award bed and breakfast, hidden away in a quiet cobbled square in the heart of central Bath. A stone’s throw from Bath Abbey and the Roman Baths, everything you could wish to see is on your doorstep. We think Three Abbey Green is one of the most beautiful buildings in Bath, a city overflowing with Georgian grandeur and astonishing architecture. We never cease to be excited about running our family business in Abbey Green. It is rare to find such a beautiful, almost pedestrian-only square in the heart of a city. It should be remembered, however, that we are in the centre of a vibrant city and pedestrians are not always as quiet as we might like them to be! The main house has seven rooms (including two large suites ideal for families or groups) and the associated Jane Austen Wing in Four Abbey Green, adjacent to the main house, has three rooms, each with its own character and unique charm.
Three Abbey Green is a family business started in 2002 by Derek and Sue. From the beginning, the ethos of the business has always been to provide the highest standard of accommodation combined with excellent customer service, reflecting our own expectations. Nici took over the reins in 2010 with her husband Alan. They also have a child, Finlay, and a dog called Bear, but they still aim to balance provision of excellent service with a normal, busy family life. It is a point of pride for us to maintain our high standards without compromising the personal touch that brings guests back to stay with us again and again.
We have ten bedrooms sleeping between 2-5 individuals in each. All of them have their own bathroom and seven are en suite.
Each bedroom has its own unique design. Please see the website for individual descriptions. Three rooms, Westwood Suite, Lady Hamilton and Lord Nelson, are M1 rated.

An award winning breakfast is included when staying in the guest house. Help yourself to fresh local apple juice, a selection of fresh fruit, Greek yoghurt, home made compote,cereals and home made jam or marmalade. Porridge can be made on request. Then choose from a traditional English Breakfast/scrambled egg with smoked salmon/baked beans or scrambled egg or poached egg on toast or boiled egg and toast soldiers. We always have a special dish available and many varieties of bread from the local baker. Choose a hot drink from fresh cafetiere coffee, English breakfast tea, hot chocolate or a selection of fruit or herbal teas. We can accommodate most special dietary requirements or allergies, given 24 hours notice.
All the entertainment you could wish for is on our doorstep. The Theatre Royal, cinemas, Thermae Bath Spa, Roman Baths, Bath Abbey, walking tours and many other entertainments in the Forum and Guildhall, are within a five to ten minutes' walk.
We are family run and independently owned. Sue, Nici and Alan will look after you. Part of our ethos as a family business is that we welcome guests of any age and we try to accommodate any special needs they may have. We have two ground floor rooms in the main house, the bathrooms of which have been specially designed to assist guests with mobility needs. Our staircases have hand rails. We can convert nearly all our beds from superking doubles to twin beds to enable siblings or a parent with children to each to have their own bed. We can cater for the needs of all children, no matter how young. Free Wifi, computer and printer, fridge, complimentary bottled water, high chairs, travel cots, iron and ironing board and laundry service are available to guests on request. We routinely carry breakfast stock for most dietary requirements but do chat to us in advance to ensure we have in stock whatever you need.
We do not have on site parking. There are two local car parks within 5 minutes' walk. We also have 5 parking permits available for on street parking. Contact us for details.
Our building is entirely smoke free.
Children and infants of all ages are welcome. Family room occupancy up to 5 (at least one adult). All guests including infants should be included in the reservation.

Payment in full is taken at the time of arrival, unless you have booked through an online booking portal, when it is taken at the point of booking. Our cancellation policy is as follows:
Direct Bookings: Cancellation of your booking must be made in writing, preferably via email. If a cancellation notice is received up to 7 nights prior to the booking, there will be a GBP20 per room cancellation charge. Cancellations made with less than 7 nights’ notice will be subject to the full cost of any part of the cancelled booking that we are unable to resell. We therefore recommend visitors arrange their own cancellation insurance.
Online Bookings: If cancellation takes place within 7 nights of your arrival and we are unable to re-let the room(s), the booking payment will be retained. If you need to cancel more than 7 nights before the arrival date, we will refund the booking payment in full, less a GBP20 per room cancellation fee. We recommend visitors arrange their own cancellation insurance.
If we are forced to cancel your booking for reasons outside our control we will endeavour to offer you alternative comparable accommodation at no extra cost to you. Should we be unable to provide a suitable alternative, we will reimburse any sum already paid by you. We will be under no further obligation or liability for any losses or expense arising from the cancellation. There are no further circumstances for which we will be liable for any refund.
